Frequently asked questions
Answers before you send your plans
Everything contractors usually ask about drawings, pricing, turnaround, revisions, deliverables, BIM, and our quotation process.
Drawings & documents
What drawings should I send?
Send the most complete set you have: architectural, structural, civil, and MEP drawings, plus specifications and addenda if available. The more complete the documents, the more precise the estimate.
What file formats do you accept?
PDF is most common. We also accept DWG, DXF, RVT, IFC, images, spreadsheets, and ZIP archives. Email them to us or share a download link for larger sets.
Can you work from incomplete or preliminary drawings?
Yes. We will price what is shown and clearly list the allowances and assumptions used where scope is not yet defined.
What if the drawings have conflicts?
We flag conflicts between sheets or between drawings and specifications so you can issue an RFI. Unless directed otherwise, we note the assumption used in the estimate.
Pricing & proposals
How much does an estimate cost?
Project-based estimates start at $400. The final fee depends on project size, complexity, number of trades, drawing completeness, and deliverables, and is confirmed in a written proposal.
What is included in the monthly plan?
The monthly plan starts at $3,000 per month and includes up to 10 qualifying projects per month, subject to agreed scope and capacity, with dedicated coordination and consistent deliverables.
Do you offer custom plans?
Yes. Custom plans are built for higher volume or specialized requirements, with scope, deliverables, and turnaround agreed in a contract.
When do I pay?
Payment terms are stated in your proposal or agreement.
Turnaround & scheduling
How long does an estimate take?
It depends on project size, complexity, and drawing completeness. We confirm a delivery date in writing after reviewing your plans, before any work begins.
Can you meet a tight bid date?
Tell us your bid date in the quote form. We'll let you know during plan review whether the requested date is achievable for the scope.
Do monthly clients get priority?
Monthly clients receive a priority workflow as defined in their agreement.
Revisions & changes
Are revisions included?
Corrections to our own work are included. Changes caused by new drawings, addenda, or scope changes after delivery are quoted based on their extent, as stated in your proposal.
How do you handle addenda?
Send addenda as soon as they're issued. We identify the affected sheets and update the estimate according to the revision terms in your proposal.
Deliverables
What will I receive?
Most projects include an editable Excel estimate, color-coded marked-up drawings, a summary by CSI division or trade, and a written list of assumptions and exclusions.
Can you use our template?
Yes. Send your spreadsheet template or cost code structure and we'll format the estimate to match.
Do you provide material lists?
Yes, on request. Material lists are common for residential and single-trade projects.
BIM modeling
Which BIM software do you use?
We model in Autodesk Revit and can export IFC for other platforms.
Do you offer clash detection?
Yes. We can coordinate our own models or models from your consultants and provide a clash report.
