Industrial Estimating Services

Industrial estimates for heavy structure and complex systems

Warehouses, distribution centers, manufacturing plants, and process buildings, estimated with the structural, site, and MEP detail these projects demand.

Overview

What this service covers

Industrial buildings concentrate cost in large quantities: slab-on-grade, tilt-up or precast panels, structural steel tonnage, roofing, dock equipment, and heavy electrical and mechanical systems. Small unit-cost errors become large dollar errors at this scale.

We measure carefully, show tonnage and volume calculations, and separate building shell from process or tenant scope so owners and contractors can see where cost sits.

Projects and contractors we support

  • Warehouses and distribution centers
  • Manufacturing and assembly plants
  • Food and cold-storage facilities
  • Pre-engineered metal buildings
  • Process and utility buildings
  • Industrial site work and paving

Typical clients:

  • Industrial general contractors
  • Steel and concrete subcontractors
  • Design-build firms
  • Developers and owners

Scope of work

Scope is confirmed in your proposal after we review the drawings. A typical engagement includes:

  • Slab, footing, and pier concrete volumes
  • Tilt-up or precast panel quantities
  • Structural steel tonnage and connections allowance
  • Roofing and insulation systems
  • Dock doors, levelers, and equipment
  • Heavy power and lighting
  • Process piping allowances where defined
  • Heavy-duty site paving and utilities

Typical deliverables

Industrial estimate

Shell, site, and systems priced and separated.

Tonnage & volume sheets

Steel tonnage and concrete volume calculations shown.

Marked-up drawings

Color-coded structural, site, and MEP takeoffs.

Scope split

Shell vs. tenant or process scope clearly defined.

Trades and construction divisions

Organized using CSI MasterFormat where it fits your bid, or by your own cost codes.

Software and methods

We measure on scaled drawings with digital takeoff tools and deliver editable spreadsheets. Tools used on this service typically include:

  • On-Screen Takeoff
  • PlanSwift
  • Bluebeam Revu
  • Accubid
  • Microsoft Excel

Our workflow

  1. Request a quoteSend a short request through our quote form, then email your drawings or share a download link.
  2. Project reviewAn estimator reviews the documents, confirms scope, trades, and level of detail, and lists any questions about the drawings.
  3. Receive proposalYou get a written proposal with scope, deliverables, fee, and a delivery date confirmed for your project.
  4. Estimating & quality checkWe complete the takeoff and estimate, then a second review checks quantities, pricing, and assumptions.
  5. Final deliveryYou receive the editable estimate, marked-up drawings, and summary, and we answer follow-up questions.

Benefits for contractors

Calculations shown

Tonnage and volume math is visible and checkable.

Shell vs. fit-out

Clear separation of building and process scope.

Scale-aware accuracy

Careful measurement where small errors compound.

Design-build friendly

Budget at concept stage, refine at CDs.

Frequently asked questions

Do you estimate pre-engineered metal buildings?

Yes. We price foundations, erection, and finishes around the PEMB package and can include the building package as an allowance or vendor quote.

Can you price process equipment?

Process equipment is usually owner-furnished or vendor-quoted. We include setting, connections, and allowances where they are defined on the drawings.

Do you show steel tonnage calculations?

Yes. Member sizes, lengths, and weights are listed so tonnage can be verified.
